Yes! You can report the selected buyer to us. If we determine the buyer is at fault, we will remove their privileges on our site. A Seller can also choose to pursue them for default.

Buyer FAQs
Yes, you can use a lender. However, in order to submit an offer, you will need to provide us with a “pre-qualification” from a licensed mortgage lender. Once you register one of our agents will contact you and help with the process. There are cost and interest rate savings by working with our preferred lender. If you have any question on getting a home loan, contact us for more details.
If you are paying cash, you must provide a “proof of funds” document prior to be approved for being approved to make online offers .
Our sellers require talking to our prefered lender to assure closing
The properties on this site are offered for sale by local real estate agents on behalf of private homeowners, wholesale investors and some Banks or Lending institutions.
HOW TO PLACE AN OFFER
You must be a registered member of our site. Registration is currently FREE. Working with a Realtor is required. Once the winning offer is achieved a Realtor MUST facilitate the entire process from making an offer, contract submission, inspections to closing.

This is all we do and are experts at guiding you through the process. In addition, there may be cost savings available to you.

NOTIFICATIONS
Each time you place an offer, also when another higher offer has been presented and at the end of the sale to notify you of the outcome of the online offer event.
BID INCREMENTS
Placing offers will be done in different offer increments. Offer Increments may be adjusted during the online offer event process by your team. Adjustments may not occur during the extension period.
END OF SALE
At the end of the sales time period all buyers will receive a notification of the outcome.
To become a member you must register and confirm your email. After membership is confirmed, in order to make an offer you will need to submit: proof of funds (if paying cash), or send a prequalification letter from a licensed mortgage lender.

Upon being selected, your real estate agent will need to submit an MLS purchase and sales agreement and all applicable addenda within 24 hours to listing agent.
Seller has the right to accept, counter or reject offer.
If offer is accepted by seller you must open escrow with earnest money agreed to on PSA.
No, there are no fees required to register or make an offer.

SELLER DID NOT PAY FOR INSPECTION
Should seller not have an inspection done prior, once sale is over the highest offer can have their real estate agent submit inspection form with purchase sales agreement.
Buyers or their agents can request an inspection at any time.
On most of our properties we will have an Open House the weekend prior to the end of the selling period. That will be the opportunity to view the home for all buyers.

Unlike an auction, sellers aren’t locked into the highest bid. They can accept, reject, or negotiate any offer at any time. Buyers make real-time offers with full transparency and flexibility.
No, they do not. The Seller has the right to accept, deny or negotiate an offer and any time during the online offer event.
You must register and submit your proof of funds/ pre approval letter for your buyer then once the registration is complete you will be given an maximum offer capacity then you can make your offer.

Yes, Our EZ Addendum with our 100% transparent process makes us very compliant.
No, we specialize in residential property sales. The majority of properties you will see on our site are the everyday homes consumers buy all over the country.
Buyer Premium is a fee placed on the buyer based on the final offer price as a percentage determined by seller and listing agent that is then added to the final offer to make Final Contract price.
The percentage pre-determined is added to the final offer price that now equals final contract price (example final offer price 300K + 6% Buyer Premium= 18K therefore 300k + 18K = 318K final contract price)
With the additional expense of the buyer’s premium, we have to factor that into the final contract price. (example a 6% buyer premium on $300,000 is $18,000 meaning if your approval was for 300K your offer capacity would be 282K)
Buyer Agent Compensation is determined based on the EZ Addendum that must be signed by all parties to the transaction.
All commissions including the 1% EZ Platform Fee are always on the Sellers side of the form. All parties Listing Office, Selling Office and EZ Platform are shown separately as their own line item.
